To Maintain Or To Replace?

By Bravo Buffalo 0 Comment September 18, 2017

Concrete is an amazing material. Not only is it very durable, but it is also a versatile and affordable option for those looking to enhance their home’s curb appeal. However, like most things, concrete does not last forever and will eventually need some TLC. If your concrete is looking a little worse for wear, you may be weighing your options between maintaining or replacing your concrete. However, this decision requires several considerations.

Take stock of the situation first

Before making your decision, think about your situation. How old is your driveway? How well you maintain your driveway and how severe is the damage? If your concrete driveway is pushing 25 years, it may be time to redo the whole thing. After many years being exposed to the elements, materials will begin to break apart. Repairs can be relatively affordable but will add up over time. You may spend more trying to keep your old driveway together than you would if you replaced it. Trying to patch ancient driveways is normally not worth the effort. New issues will arise as soon as you patched old ones. Regardless of age, doing repairs will make your driveway last longer. However, at some point, it is no longer worth it.

Concrete Maintenance: Leveling vs Sealing

If you decide that repairing your driveway is the best option, you have a few options. Sealing concrete with a high-quality sealer can greatly extend the life of your concrete. A coat or two of sealer will protect your driveway from dirt, spills, UV rays, freeze-thaw conditions and make your concrete easier to maintain while enhancing aesthetics.

Concrete leveling (also known as concrete raising) is a process for raising and supporting settled sunken uneven concrete. Holes are drilled into the concrete slab that requires lifting. Polyurethane foam is injected under pressure below the area or structure being repaired, where it then expands and hardens. After the injection is completed, the hole that was drilled into your concrete is patched with cement and the surface is ready for use.

Replacing Your Concrete

There will come a time where your driveway is too far gone. Repairs and general maintenance are no longer enough. This is the most expensive option up front, but ultimately costs less than multiple repairs. Deep holes, numerous holes or large cracks are all things that should make you consider replacing your concrete.

Another reason to replace your concrete? The driveway completes the look of your house. You may find that you want something else, like stamped concrete, instead of your plain concrete driveway. Alternatively, if you are trying to sell your home, potential buyers may consider cracked or pitted driveways a turn off. .
